'Inspire' - a workplace of change

Designed to stimulate change and challenge attitudes to workplace accessibility for all, ‘Inspire’, Geelong CBD’s latest long term commercial office development and regeneration project will see the site at 44 Ryrie Street transformed into one of Australia’s first WELL rated buildings, specifically designed with Equality, Wellness, Inclusion and Sustainability at its core.

The building, ‘a workplace of change’, will set a new benchmark for the development of architecturally dynamic, ultra-accessible and environmentally sustainable commercial property developments in Australia and will change the way office building will be designed and built in the future.

It will be the exemplar for access and facilities for people with disabilities while also providing a workplace with equality for all that have the privilege to have inhabited it.

Designed to achieve 6 Star Green Star and 5 Star Base Building NABERS Energy Ratings, 44 Ryrie Street will be at the forefront of environmental sustainability while also leveraging universal design principles to ensure it is technologically and spatially enabled to meet and exceed the requirements of a modern workspace.

The Opportunity

Inspire will create a world leading equitable workplace, tailor-made for tenants so as to allow maximum connectivity with the local community. The building will be specially designed to provide occupants with unrivalled accessibility options while simultaneously providing a platform for flexible working rarely seen in Australia.

Some of the highlights in our approach to positioning Inspire at the forefront of global equality to become the world’s leading equitable workplace include:

  • Inclusion of “Changing Places ” design principles across occupant amenities
  • Enlarged “through car” lifts with innovative dual lobby design to remove requirement for people with mobility aides to spin/rotate to exit lifts
  • Dual lobby and core orientation to provide significantly enlarged refuge and world class egress design in the event of fire
  • Increased spatial allowances in all areas of the building to enable all occupants to enter/exit/pass one another in an equitable manner
  • Inclusion of IT infrastructure to allow the installation of the world leading iBeacon technologies system. The smart phone navigation system creates voice and iBeacon activated lead indicators from key Geelong landmarks to direct people to Inspire
  • Guide dog relief areas in outdoor rooftop and sports and recreation facility

Landmark facilities

  • 13,466m2 of A Grade Office NLA over 8 levels
  • Floor plates of 1,600m2 and 1,733m2
  • Prominent 400m2 ancillary meeting space designed to activate the Fenwick and Ryrie Street corner

Situated on the corner of Ryrie Street and Fenwick Street, Inspire will represent a new gateway to Geelong CBD and will provide tenants with the perfect platform from which to seamlessly connect with the broader Geelong community.

Located in the heart of Geelong’s Government precinct, and on one of the city’s most commonly used access points, the site has a 90 metre frontage to Ryrie Street and the intersection of Fenwick Street. It is situated just 400 metres from Geelong Train Station, ensuring ease of commute for those workers travelling from Melbourne and surrounding areas.

Directly opposite and currently under construction is the new Barwon Water headquarters. Inspire connects by way of an activated laneway to the newly  completed Geelong Performing Arts Centre and Geelong’s newest landmark in the form of the new Geelong Library and through to Johnstone Park. This is a precinct full of amenity and new experiences through this considerable recent investment in fine grain urban development.

The corner location, combined with limited surrounding high rise development and northern orientation towards Corio Bay ensures that the development will be well positioned to maximise natural light for the occupants of the 12 level, 13,466m2, A Grade Office space.
